Crawl space repair in Tupelo

Not every crawl space needs to be sealed. Sometimes the job is fixing what's broken and stopping whatever broke it.

Crawl space repair covers the narrower jobs: wood that rotted where a drain line leaked for years, insulation that's fallen into the dirt, a missing access door that lets animals in, or damage left by a storm. A good repair also identifies the cause so the problem doesn't come right back.

Common repairs

  • Sill plate and rim joist repair. The wood sitting on top of the foundation takes the worst of splashback, leaks and humidity.
  • Subfloor replacement. Most often under bathrooms, laundry rooms and kitchens.
  • Insulation removal and replacement. Wet fiberglass batts sag, hold moisture against the framing and rarely recover.
  • Access doors and vent screens. Keeping out water, rodents and stray cats.
  • Pier repair. Rebuilding cracked, leaning or crumbling brick and block piers.

After a tornado or flash flood

Lee County has a long storm record, from the 1936 tornado that leveled 48 blocks of Tupelo to the EF3 that struck on April 28, 2014. Heavy rain can cause trouble too: in June 2021, WTVA reported flooding that forced evacuations in Saltillo's Willow Creek subdivision and closed Butler and Purnell roads in Tupelo. If your crawl space took on water or a tree hit the house:

  1. Stay out until power to crawl space equipment is off and any standing water has drained.
  2. Photograph everything for your insurance claim.
  3. Get soaked insulation and debris out. It won't dry in place.
  4. Let the space dry completely before sealing or re-insulating.
  5. Have piers, beams and ducts checked for damage.

What about mold?

Damp wood and insulation can grow mold. A crawl space company can stop the moisture, remove wet materials and point out damaged areas. For a large amount of growth or health concerns, you may also want a separate mold assessment.

Do repairs need a permit?

Inside Tupelo, the Department of Development Services says construction activity requires a permit, and electrical work for a fan or dehumidifier may be listed on the same application. Saltillo, Verona and unincorporated Lee County are handled separately. Ask the company which office covers your address and who will pull the permit.

Every price comes from the crawl space company, after someone has actually been under your house. We don't quote prices, and any number you hear over the phone before an inspection is a rough guess at best.

Common questions

Can I just replace the insulation myself?

You can, but find out why it fell first. Batts usually come down because they got wet, and new insulation will fail the same way if the moisture isn't fixed.

Does homeowners insurance cover crawl space damage?

It depends on the policy and the cause. Storm damage is treated differently from slow leaks or long-term moisture. Check your policy and talk to your agent.
